Roof Replacement in Phoenix, AZ

A roof in Phoenix doesn’t fail the way it does in milder climates. Tile underlayment bakes out underneath tiles that still look fine from the street. Asphalt shingles lose granules and start curling years before they would in Seattle or Denver. Metal coatings chalk and fasteners back out. Spray foam coatings wear thin and expose the foam underneath. By the time most homeowners call us about replacement, the roof has been telling them the truth for a while. Zona Roofing has replaced every common roof type on Phoenix-area homes for over 8 years, and this page covers how we approach full replacement across all four materials.

Signs Your Roof Is Ready for Replacement

Repair stops being the right answer when the failure mode is no longer isolated. Different materials tell you this in different ways:

  • Tile: the tiles themselves still look intact, but you’re getting leaks in multiple places, the underlayment is past 20 years old, or the felt is visibly cracked and brittle where you can see it. The tiles aren’t the problem — the underlayment beneath them is.
  • Shingle: widespread granule loss (bald patches, granules piling in gutters), curling or cupping across multiple slopes, repeated blow-offs in monsoon, or shingles past 15-18 years in Phoenix sun.
  • Metal: coating chalking across the whole roof, multiple seam failures, widespread fastener back-out, or panel corrosion at the seams.
  • Flat (spray foam / SPF): coating worn through in multiple areas, foam exposed and degrading, blistering across the field, or ponding that the system can’t shed anymore.

If you’ve already paid for two or three repairs on the same roof in the last few years, you’re not actually saving money — you’re financing a replacement on the worst possible terms.

Why Phoenix Roofs Wear Out Faster Than They Should

Phoenix is one of the most punishing roofing climates in the U.S. The combination of UV intensity, surface temperatures over 160°F, daily heat cycling, monsoon wind, and abrasive dust shortens the usable life of every roofing system installed here.

Manufacturer-rated lifespans are calculated on national or temperate-climate assumptions. A “30-year” shingle in Phoenix is realistically a 15-20 year shingle. A tile underlayment rated for 20 years is often done at 15 in full sun exposure.

Spray foam coatings need recoating roughly every 5 years to prevent the foam underneath from failing. This isn’t a defect — it’s the cost of living somewhere the sun does work on your roof every single day.

A replacement done right uses materials and details engineered for this climate: higher-temperature-rated underlayment, properly fastened panels with sealed penetrations, foam coatings with the right mil thickness, and ventilation that lets the system breathe.

Different Types of Roof Options

Every roof is different — and so is every Arizona home. Zona Roofing works with all major roof types common throughout the Phoenix metro, bringing the same level of expertise and attention to detail whether you need a repair, a full replacement, or a second opinion on what your roof actually needs.

Shingle roof replacement in Phoenix AZ

Shingles

Asphalt shingles are one of the most common and cost-effective roofing options available, offering a clean look with reliable protection. They're a popular choice for Phoenix homeowners who want a straightforward replacement at a competitive price point.
Tile roof repair and replacement in Phoenix Arizona

Tile

Tile roofs are the signature look of Arizona homes — built to handle intense heat, UV exposure, and monsoon weather with exceptional longevity. With proper maintenance, a quality tile roof can last 30 to 50 years in the desert climate.

Flat

Flat roofs are common on both residential and commercial properties throughout the Phoenix metro, requiring specialized materials and regular maintenance to prevent water pooling and leaks. The right flat roof system, properly installed, provides solid protection and a long service life.

Our Roof Replacement Process

A full replacement is a real project, and we run it that way. Every Zona Roofing replacement follows the same arc:

  1. Free, on-roof inspection and assessment — including age, condition, deck condition where visible, and any structural or ventilation issues.
  2. Written estimate with material specs, scope, and timeline. We walk you through what we’re installing and why.
  3. Material order and project scheduling.
  4. Tear-off or lift, depending on material:
    • Tile: lift and stack the existing tiles, remove the old underlayment, repair any damaged deck, install new high-temperature underlayment, and re-lay the tiles. Most Phoenix “tile roof replacements” are really underlayment replacements — the tiles themselves often have decades of life left.
    • Shingle: full tear-off down to the deck, deck inspection and repair, new underlayment, new flashing where needed, and new shingles installed to manufacturer spec.
    • Metal: full panel removal, deck and underlayment work, new panel installation with proper fasteners and sealed seams.
    • Flat (SPF): prep the existing roof, strip failed coating, and re-foam or fully re-coat the entire roof surface. This is a whole-roof job — not a section.
  5. Full cleanup, magnetic sweep for nails, and final walk-through.

Most replacements take 2-5 days depending on size, material, and weather.

What Roof Replacement Costs in Phoenix

Replacement cost depends on roof size, pitch, complexity (number of valleys, hips, penetrations), access, material chosen, underlayment system, and whether there’s hidden damage in the deck that needs repair once we open it up.

We don’t quote replacements over the phone. We give you a written estimate after the inspection that breaks down materials, labor, and any contingencies. What we will tell you up front is the rough range you’re working in:

  • Shingle replacements are typically the most affordable option per square foot.
  • Tile replacements (underlayment replacement with existing tiles re-laid) sit in the middle and are often more cost-effective than people expect — you’re not paying for new tile.
  • Metal and full foam re-systems sit at the higher end and last longer.

Financing is available: 0 payments for 12 months, low interest rates, and low monthly payments, subject to credit approval. For most homeowners, the monthly payment on a financed replacement is less than what they were spending on emergency repairs.

Frequently Asked Questions — Roof Replacement in Phoenix

How long does a full roof replacement take?

Most Phoenix-area replacements take two to five days from start to finish, depending on roof size, material, complexity, and weather. Tile underlayment replacements often run on the longer end because of the time required to safely lift, stack, and re-lay tile. We give you a firm timeline before the project starts.

How long should a new roof last in Phoenix?

No. Our crews are trained to walk roofs the right way for each material — especially tile, which can crack underfoot if walked carelessly. We use foam pads, walk valleys and structural points, and never stack weight on areas that can't handle it.

What kind of warranty do you offer?

We offer warranty options up to 50 years on full replacement systems, including both manufacturer material warranties and Zona Roofing's workmanship warranty. The specific warranty depends on the material and system you choose, and we walk you through the options during the estimate.

Should I repair or replace?

If the failure is isolated and the roof has years of remaining life, repair. If you're patching the same roof every season, the underlayment or coating is at end of life, or the material itself is failing across the roof, replacement is the better economic decision. We give you that recommendation honestly after the inspection. If your problem is isolated, see our Roof Repair page.
